Between October 2025 and July 2026, SESI conducted environmental testing on behalf of Pacer Group Holdings, the company currently under contract to purchase the property. The testing was conducted as part of the company's due dilligence to evaluate existing environmental conditions and potential risks associated with the property.

Contaminants Exist

It appears that the first testing for chemicals could’ve happened in 2003. PCBs, arsenic, benzene, and chlorobenzene all exceeded standards.

If buildings are part of the redevelopment plan, that would require involvement from CSRRP (Contaminated Site Remediation and Redevelopment Program), indicating the site is contaminated.
